Location
Located just 2 hours east of the Dallas/Fort Worth Metroplex, vast expanses of this property span from Camp County into Titus and Morris Counties. Additionally, the drive time to Tyler, Longview, Marshall and Texarkana is an hour or less. The ranch is easily accessible from numerous entry points and has over six miles of major road frontages which include approximately 2.5 miles of SH 11, 2.5 miles of FM 557, .75 mile of FM 2057 and about a mile of County Road frontage.

Terrain
You will search long and hard to find a ranch with this much diversity in elevation, terrain and soil type in Texas. The property is comprised of upland hills, rolling meadows, pastures, and the mature hardwood flats of the Cypress Creek basin. Elevation changes of over 250 feet range from Wilks Mountain at 500 feet to the Big Cypress Creek basin with an average of 240 feet above sea level. There are few views in the Southeast United States that can rival the Wilks mountain ridge and lookout.

Timber/Vegetation
The biodiversity of ecosystems will fascinate all nature lovers. From rich sandy uplands to lush riparian forests, Cypress Creek Ranch has it all. The lush bottomlands are teeming with forbs and browse. Further, the property is comprised of over 4,000 acres of 60+ year-old hardwoods. Some of the more common deciduous trees found are white oak, southern red oak, post oak and water oak; hickory; beech; bald cypress; black gum and red maple. There are also about 20% mature upland pine/hardwoods, 7% upland pine, 10% pine plantation, and 10% food plots and meadows.

Water
The key to the abundant wildlife and variety of species on this sanctuary is the water. There are two 30+ acre, deep fishing lakes. Thirty-five year-old Rubi Lake is peripherally lined with bald cypress, and Lake Sydney is an 11-year old reservoir. Additionally, there are two natural 5-acre oxbow lakes and many sloughs off of the major creeks. There are numerous named creeks dispersed throughout the ranch, the largest being Big Cypress Creek which traverses the property from north to south. Big Cypress is classified as one of the Major Waterways of East Texas. This creek sustains Lake Bob Sandlin and Lake Cypress Springs to the north, Lake O’ the Pines to the south and Caddo Lake to the east. Swauano Creek enters the northeast region of the property from Welsh Reservoir. Additionally, Williamson Creek and Prairie Creek flow across the southern half of the property.

Wildlife/Hunting
Due to the diversity of ecosystems and species, Cypress Creek Ranch provides 365 days of hunting. Thousands of acres of lush hardwood forests provide forage and browse for the large whitetail deer population. Several food plots have been strategically located in all areas of the property. There are an unimaginable number of potential blind and feeder locations as well.

The setting of the property also lends itself to several duck hunting scenarios. There is a bountiful year-round resident population of wood ducks in the sloughs and backwaters. Abundant hardwood mast attracts the migratory duck population. The flooded hardwoods, oxbow lakes and reservoirs present unparalleled duck hunting locations and scenarios. Also contributing to the waterfowling is the property’s close proximity to numerous Texas lakes such as: Lake Bob Sandlin, Lake ‘O the Pines, Welsh Reservoir and Ellison Creek Lake. Similar to the deer hunting opportunities, numerous groups can simultaneously hunt the ranch for ducks.

As a result of the Texas Parks & Wildlife and National Wild Turkey Federation restocking programs, wild turkey can also be found on the ranch. Feral hogs thrive in the bottomland allowing for 12 months of big game hunting enjoyment; and, of course, the meadows and pastures offer the appropriate setting for an enjoyable September dove shoot.

Fishing
The opportunities for any angler are infinite. Rubi Lake holds all of the elements of a trophy largemouth bass fishery. Most of the entire lake boundary is lined with mature bald cypress trees. The native aquatic plants work with the habitat to provide mandatory cover for young fish. There is a nearly ideal combination of deep water, shallow water, structure and cover for a trophy largemouth bass lake. If you get tired of catching trophy bass, fishing for crappie and sunfish from the deck at Rubi Lake is hard to beat. The 30-acre Lake Sydney is a close runner-up for any freshwater angler. This 11-year old clear reservoir is lined with upland hardwoods and pine. The periphery of white lilies provides excellent cover to support the copious largemouth bass population.

Flanagan and Big Brushy Lake are year-round, five-acre natural oxbow lakes. Flanagan Lake is adjacent to the other lodge and provides ample largemouth and white bass, crappie and sunfish, as well as plenty of catfish opportunities.

Improvements
The two lodges on Cypress Creek Ranch are strategically located--one with a nice wooden deck above the water overlooking Rubi Lake, and the other located on the Flanagan oxbow lake which also boasts a convenient entertainment deck above the lake. There is a farmhouse that is in good condition near the Lake Sydney entrance and another brick home near the southeast meadows. Possibly the most valuable improvement is the investment in a 38-mile iron-ore road system that provides easy access to all reaches of the ranch, even during the rainy season. The utility value of a property of this magnitude is dramatically increased with a sound internal road system.

Utilities
Community water is available at the lodge on Rubi Lake and also at the ranch house in the Southeast vicinity. There are at least two water wells--one at the Flanagan lodge and the other at the ranch house on the western border.

Electric meters are situated at each of the four main structures, and there are at least three other drop lines at old home sites throughout the property.
