Pine Springs Ranch

Atoka County ~ OK
9,570 +/- Acres
$13,761,660

Location, location, location! Pine Springs Ranch is 9,570+/- acres of gorgeous pine and hardwood forests with dramatic elevation changes, healthy wildlife populations, large stocked lakes, numerous ponds, a great road system and wonderful accommodations. Not only is this property bordered by an 8,900+/- acre Natural Scenic Recreation Area and situated next to McGee Creek Lake State Park, it is also located within an easy driving distance from both Dallas and Oklahoma City. This ranch has all the natural beauty, amenities and tremendous year-round recreational opportunities to satisfy the most avid outdoorsman or tranquility seeker.

Terrain

Pine Springs Ranch is an incredibly beautiful property with 320+/- feet of gradual-to-extreme elevation changes which range from level hay bottoms to mild hills covered with native grasses, and finally to significant rock-studded pine growing mountain sides. This ranch is just on the cusp of the western edge of southeastern Oklahoma’s “Pine Forest Region.” The hillsides are covered with native pine and hardwoods that have been under a forestry management plan for the past 15 years which has focused on managing the forest while also maintaining the historic wildlife travel corridors and bedding areas. Food plots have been strategically placed to flow with the natural travel patterns of the deer and turkeys.

Wildlife and Water

Whitetail deer and the eastern species of turkey are the primary sporting game on the property, but wild pigs also offer a year-round opportunity to experience the outdoors. Numerous trophy-class deer have been harvested and captured by game cameras all over the ranch. Just across the north fence of the ranch is the Natural Scenic Recreation Area which is owned by the Federal Bureau of Reclamation and managed by the Division of State Parks. This is an important fact because this is 8,900+/- acres of land that does not allow hunting or trapping. This area also prohibits motorized vehicle traffic. Where else can you find such a large neighbor that does not allow hunting and provides excellent habitat to give those bucks a chance to reach their potential and grow to maturity? There are notable fishing opportunities on the larger lakes and on the numerous ponds scattered throughout the property. Sport fish have been stocked in select lakes with hybrid introduction of largemouth bass and bluegill within the past 4 years.

Not only does this property have superb habitat for growing quality deer but it has been exclusively managed for trophy class animals for well over a decade. This ranch has been enrolled in the DMAP program through the Oklahoma Department of Wildlife Conservation for over ten years. This program evaluates the herd every year and allows for managed doe harvest to optimize deer quality.

Improvements

A total of three cabins and a house are located on the ranch. The house, which was built in the early 1900s and then renovated from the inside out in 2000, overlooks the 22+/- acre lake which is covered with lush Bermuda on the north side and native pine stands on the opposing side. Guests and family have ample room to relax with 3 bedrooms, 3 bathrooms, and an especially inviting screened-in porch (which is a personal favorite of the seller). The upstairs has a quaint sitting area which is perfect for relaxing and sharing stories with old friends.

Across the paved road from the house and nestled in a mature pine stand are three outstanding pine log cabins. These cabins are built into the side of the hill with a lake view of the 7+/- acre lake that weaves its way through this majestic location. Each cabin was custom built approximately five years ago with incredible attention to detail. Features include 800 year old pine floors, metal roofs and, yes, each cabin has a screened-in porch to enjoy those summer evenings in the whispering pines.

Cabin number 1 is perched on the side of the hill about 20 feet above the water giving it a grand position. A beautiful pier with a covered fishing pavilion in the middle crosses the lake just in front of the cabin. This cabin has 2 bedrooms and 1 bath, as well as a screened-in porch. The living room overlooks the lake and has glass all the way to the ceiling. There is also a wrap-around porch that goes from the front door completely around the front of the cabin to the screened-in porch. What a remarkable place to wake up and start your morning while drinking a cup of coffee and enjoying the view of the lake!

Cabin number 2 is completely one level, has a tremendous lakeside location, and is wheelchair accessible throughout. With one bedroom, one bath, and an open living area with floor-to-ceiling glass overlooking the lake, this cabin makes the perfect private, secluded retreat.

Cabin number 3 is a two-story structure with two bedrooms and one bath downstairs, and one bedroom and one bath upstairs. The upstairs also has a sitting area which overlooks the downstairs living area. Like both of the other cabins, this one also has a floor-to-ceiling glass wall facing the lake. Centered on the glass wall is a stone wood-burning fireplace. The finishing touch is a wonderful wrap-around porch that goes from the front entrance all the way across the front of the cabin to the screened-in porch on the opposite side.

Besides all of the inviting accommodations, Pine Springs Ranch also has an incredible road system which provides great paved-road access to the cabins, as well as miles and miles of ranch roads which make travel throughout the rest of the property a possibility. One more important fact is that the Seller has the only permit to build a marina on neighboring McGee Creek Lake, and access would be gained through this ranch if the new owner wanted to take on that project.
