Rancho del Norte
Johnston County ~ OK
315 +/- Acres $740,250
If someone asked you what the perfect ranch looked like, what would your answer be? Would you say that you wanted a ranch with:
• Multiple stocked bass ponds, • Lots of deer, turkey and other game species, • A live creek (Sandy Creek) with crystal clear water, granite falls and chutes, • Exposed, pink granite outcrops that looked like they belong in Colorado, • A nice balance between open meadows and wooded draws, • Potential passive income in the form of pasture leases, • A location in the Arbuckle Mountains, just north of Tishomingo, on Blue River Road just two miles from the Blue River Fishing Area known for its outstanding trout fishing, and • Highway and county road frontage along with available water and electric utilities? If these are your answers, then Rancho del Norte is the ranch you have been looking for.
Quick Facts • Approximately 50% wooded and 50% open land • Nine ponds and wetland areas • Sandy Creek flowing along the north boundary and then through the property • Approximately 1/3 of the property lies on the west side of Highway 99 and the remainder on the east side • Used as a working ranch for decades Terrain
The terrain of Rancho del Norte is best described as rolling hills. Across the entire property there is a maximum elevation change of about 40 feet. Most of that change is seen in the wooded draws that are separated by gently rolling meadows. In isolated spots, strangely configured pink boulders jut up out of the soil, and the same pink granite is seen as shelves and shields in the base of Sandy Creek and in one other unnamed stream on the property. Over the millennia, water has seeped and run across joints in the granite until it formed water chutes that now funnel the base flow of Sandy Creek through canals and cutbacks formed in the face of the granite. Oaks line the deeper draws and provide cover and food for the ranch’s wildlife. In between the water features and the draws, gentle meadows encompass nine ponds and wetland areas.
Wildlife and Water
When the current owner’s grandfather purchased Rancho del Norte, he wanted to create a ranch that would support both cattle and wildlife. Being a passionate fisherman, he worked to improve the fishing in the ponds. As a result, the ponds now provide superb bass fishing with six and seven pound bass being caught often. In addition, it is not unusual to see small herds of whitetail deer when viewing the property. Quail are still present, and turkey, ducks and geese are plentiful as they are throughout most of southern Oklahoma.
In addition to the wildlife and water available on Rancho del Norte, it is only a short two-minute drive to the Blue River Fishing Area where you can catch trout, various bass species and perch from the granite-bottomed Blue River. The Tishomingo National Wildlife Refuge is also close by where huge populations of deer, geese and ducks congregate in the winter. Massive catfish, slab crappies and big stringers of striped largemouth and smallmouth bass are just a short drive away at Lake Texoma.
Improvements
Fences, gates and one small well are the only improvements currently on the property, and utilities are available along the frontage. With these basic improvements, as well as the property’s incredible natural beauty, you have a clean slate waiting for any additional improvements you may choose to add. Summary
Rancho del Norte is an incredible property with its unique granite features, beautiful water, great wildlife populations and an outstanding location that puts you right in the middle of some amazing options for recreational fun.
