Wildlife

Southern Comfort Ranch hosts an incredible variety of wildlife. From two legs and wings to four legs and antlers, many of Texas’ most prized game call this property home. Numerous 140 B&C class deer have been harvested off the ranch within the past few years, along with lots of 10”+ bearded turkeys and 300 pound hogs! Fox squirrels, cottontail rabbits, varmints, gray foxes, bobcats, coyotes, and the occasional cougar round out the 365-day hunting opportunities. If you look up, you might see a barn owl, red-tailed hawk, or some vultures and buzzards circling the sky. Spook up some waterfowl, and you will find great egrets, blue and green-winged teal, pintails, mallards, red heads, canvasback, scaup, and other fowl.

Flocks of one of the most important birds in Texas, the mourning dove, along with Eurasian and white-wing dove, come here to eat, drink, and roost. Occasionally, a covey or two of quail can be uncovered when conditions are right.

Land

Southern Comfort Ranch begins 1.1 miles off of Highway 380 near the town of Newcastle. The land is reasonably level, ranging in elevation from the northeast corner entrance at approximately 1,150 feet above sea level to the southwest corner at approximately 1,240 feet above sea level. The southwest corner affords great views of the ranch.

Southern Comfort Ranch is surrounded on all three sides by actively farmed grazing fields and land used for cattle. This is the perfect setup as it naturally attracts wildlife which is drawn to this 433+/- acre sanctuary of rich habitat.

The ranch has never run cattle or domestic game which means that only the native wildlife enjoy the rich nutrients plentifully available on the property. Natural vegetation and hardwood stands include: post oaks, live oaks, cedars, mesquites, hackberry and soapberry trees. Lush native and imported grasses fill the soil including bluestem, chicory, elbon rye, winter wheat, buck forage oat, Austrian snow peas, sudan and milo. These elements are all vital for free ranging game and a healthy wildlife population.

Water

Seven tanks are located throughout the property, four of which hold abundant catfish and bass. These tanks are spread throughout the ranch and range in size from less than one acre to over four acres when full. Since these tanks are rarely fished, the fish will literally bite an un-baited hook! Some of the tanks and dams have recently been reconstructed for additional depth and size. Even in the longest droughts, these tanks continue to hold water to support all the wildlife with ample drinking opportunities.

From September through early March, you can find numerous waterfowl on all the tanks. Other aquatic species from egrets to turtles also inhabit these bodies of water.

Improvements

The 40-ft. x 12-ft. (480+/- sq. ft.) lodge is approximately 5 years old, has three coats of elastomeric covering, and comes with all the basic amenities including a satellite dish and flat screen TV. Fort Belknap Water Supply Co-Op provides water to the lodge, and electricity and a sewer septic system are also in place. Telephone is available, but not installed. Cell phone reception (AT&T) is excellent.

A 20-ft. x 8-ft. storage unit is only a few yards from the lodge, and there is a hoist (gambrel) to help elevate and clean your game.

All fencing is 5-strand barbwire and encompasses the perimeter of the property. The fences are in good shape and well maintained, but there is no cross-fencing.

A square, 5-acre pen is built inside of the ranch and is tightly constructed of heavy-duty, 6-gauge metal fence panels and t-post every eight feet. The pen currently holds several 200+ pound hogs.

Interior roads consist of crushed limestone, gravel, and natural rock. Trenches and ditches have been contrasted to help with erosion and water control.

Shooting lanes are cleared and underbrush is clean to nonexistent. Three 1,000-pound automatic solar-powered feeders (corn and protein), as well as three fully-enclosed 12-ft. box blinds with supported guy wires will be included with the property
