The partners of White Oak Ranch, Ltd. are seeking buyers for their 5, 40+/- acre tracts, three of which have Trinity River frontage. The partners are retaining a 43 acre tract known as the Owner’s Tract and plan on constructing their own private lodge there. In addition to common areas the 5 new purchasers will have hunting rights to the 43+/- acres retained by the partners. The common lands include the “River Park” and the 80+/- acre oxbow island. The 80 acres across the river is a unique sanctuary teeming with wildlife including whitetail deer, wild hogs, alligators, ducks and squirrels.

Each of these tracts will have electricity and frontage on a private gravel road. Each tract has property above the 100 year floodplain, and available for home construction or use of RV’s and campers. Ownership is deed restricted to one residence only per tract and cannot be further subdivided. It is the intent of the partners to impose these restrictions so the property will retain its high recreational value.

These properties have a good population of deer, hogs, and small game. Additionally, there is a sand bar at our river park that allows for swimming, sunbathing, fishing and boat launching. This allows access to the private oxbow lakes behind the island. Across the river is a large portion of the Trinity River Wildlife Refuge. This refuge is a wildlife haven that supports a large population of game animals and birds.
