The ranch has been operating as a productive cattle ranch over the last several years. With the annual precipitation averaging approximately 46 inches, this ranch has produced thousands of bales of hay while at the same time, grazing several hundred pairs of cows. In 2023, the ranch produced over 4,000 bales of hay in spite of not cutting all the potential hay pastures, while
at the same time, continually grazing other pastures. Grasses
are predominantly Bermuda, Vetch, Johnson, and Rye. There are
approximately 25 earthen tanks located throughout the ranch for watering cattle, with the largest surface area being approximately 5 acres.

It is not uncommon to see native tomato plants near Clear Boggy Creek as well as stands of Blackberries. According to the owner, there are over 1,000 productive Pecan trees scattered throughout the ranch, hundreds of Oak trees, and even several Walnut trees.

There is a sacred salt spring that comes to the surface in the Old Channel, where hundreds of arrowheads have been found.

Additionally, over 44,000 (over 8.3 miles) feet of buried poly pipe was constructed in a grid pattern throughout the ranch. This system is not currently in operation, but can easily be put into production by connecting it to the public water supply coop with a meter if desired.  Or another possibility for a future owner would be to drill a water well and connect to the system.  The purpose for this elaborate infrastructure was to provide fresh clean water to dozens of pastures and paddocks for a high stock rotational grazing program.

WILDLIFE
While the productivity of this ranch is unique, the wildlife potential is also very impressive!
White-tailed deer thrive here, as there have been giant whitetails harvested over the years.
Although the doe to buck ratio is on the higher end, there is tremendous potential to manage
for trophy deer in the future. Deer scoring in the 160s and greater are generally present on the
property year after year.

Additionally, there is a healthy population of hogs throughout the property for year around
hunting and trapping opportunities.

IMPROVEMENTS
There is a 4-bedroom 2 bath main house with approximately 2,171 square feet of living space.
Originally built in 1997, this property was updated in 2020. A large open concept main living
area connects with a large kitchen. The space has excellent lighting with large windows
allowing natural light in. Covered porches across the front and back offer a great place for
enjoying a cup of coffee in the mornings or catching a nice breeze in the evenings.

Additionally, there is a second 3-bedroom 1 bath house consisting of approximately 1,334
square feet originally built in 1990 and is in the process of being updated.

Other structures include a 40 x 60 barn and a 60 x 100 equipment shed.

Finally, a newly constructed 60x 80 shop was added in 2022. This structure features:
