Senn Family Ranch

  • $4,675,000
Texas

Description

The Senn Family Ranch is roughly halfway between Dallas and Houston, just 15 1/2 miles southeast of Centerville and is comprised of 687.6 acres of prime whitetail deer habitat, entirely under high fence since 2000 with the primary goal of creating and maintaining the very best sportsman’s property, of its size, in the state. The terrain is gently rolling. The land consists of approximately 80% timber and 20% grassy meadows. The deer population on the ranch is a combination of native river-bottom genetics, culled to the owner’s preferences, and hand-selected northern whitetail genetics.  There are a dozen blinds with feeders, mowed trails and shooting lanes.  This Texas land for sale is perfect for the huntsman and his family.

The property features two lakes, built to grow and sustain trophy fish, in order to provide unforgettable fishing memories for family and friends. The largest lake is approximately 8 1/2 acres and has been managed intensively for trophy bass for the last sixteen years. The owner just added a “covered picnic pavilion” on the lakeshore, for enhanced enjoyment of the larger lake. The other lake is roughly 2 1/2 acres and is stocked with channel cat and crappie. The structural improvements have been aptly described as “simply elegant and tasteful.”

The lodge has four bedrooms and four bathrooms, an office and plenty of room to congregate in the spacious combination den, dining and kitchen area. There is also a connected, but separate, owner’s suite which is one-bedroom, one-bath, a living room, kitchenette and large closet. A large covered front porch features a built-in bar and grill, perfect for relaxing and telling stories, after a few days of hunting and fishing at the ranch. There is a 30’x80’ metal building on slab, with three rollup doors and covered equipment storage enclosed and insulated. There is also a 50’x75’ fully insulated metal building on a slab consisting of a 50’x50’ shop area with roll up doors and a 25’x50’ fully insulated and enclosed RV shed with electric hook ups for an RV and a roll-up door. Running the full length across the back of this building is a 30’x75’ covered equipment storage area which is also on a slab. This ranch is truly a turnkey opportunity, created for maximizing the joys of family hunting, fishing and recreation. $4,675,000 includes tractors, equipment, furniture, etc. (everything you need to keep this magnificent place in tip-top shape)

Roughly 30% of the property is Rader fine sandy loam – suitable for cultivated crops, pasture, range, woodland and wildlife. Approximately 5% of the place in the extreme southeast corner and touching the northeast corner, is made up of Nahatche loam, which is mostly found creekside, along Clapps Creek as it wanders on and off the property.
